Amaravati: The real estate prices in Amaravati have witnessed an unprecedented surge of 50% to 100% in just three days following the Lok Sabha election results. The sudden spike is attributed to growing anticipation surrounding the city's potential designation as the capital of Andhra Pradesh. The overwhelming victory of the TDP, Jana Sena, and BJP alliance has contributed to the buzz regarding the capital's status, igniting renewed interest among buyers.

With all eyes fixed on the upcoming swearing-in ceremony of N Chandrababu Naidu as Chief Minister, scheduled for June 12 near the All India Institute of Medical Sciences (AIIMS), expectations are high for a definitive statement from Prime Minister Narendra Modi in favour of Amaravati.

Since the declaration of the Lok Sabha results, Naidu has risen as a pivotal figure, particularly as the BJP failed to secure a clear majority. The TDP has 16 MPs, the most among NDA allies, placing it in the role of a "kingmaker" and expectations are high for the party to negotiate assertively. This may include pressing for special status for Andhra Pradesh and advocating for Amaravati's recognition as the state's capital. Since the BJP is reduced to 240 seats, Naidu's support is critical to cross the 272 mark.

Chandrababu Naidu's Amaravati Plans

For Naidu, Amaravati stands as the cornerstone of his ambitious vision for the state—a world-class metropolis envisioned to rival Singapore, meticulously planned and constructed from scratch.

During his previous tenure as Chief Minister, Naidu outlined plans to invest over Rs 50,000 crore in developing Amaravati as a greenfield capital. In 2016, he unveiled ambitious blueprints for nine themed cities and 27 townships within the Amaravati landscape, ushering in a construction boom. Supported by a comprehensive Master Plan, funding from institutions like the World Bank and the Asian Infrastructure Investment Bank (AIIB), each pledging Rs 300 million and Rs 200 million respectively, further propelled the project forward.

However, Naidu's vision faced a setback following the defeat of his Telugu Desam Party in the 2019 state elections. The newly elected YSRCP government, led by Chief Minister Jagan Mohan Reddy, opted to decentralize governance by establishing three administrative capitals across Andhra Pradesh, halting progress on Amaravati's development.

With the return of the Naidu-led government, urgent action is imperative to establish Amaravati as the state's primary capital, with support expected from the Centre. Prime Minister Narendra Modi's symbolic laying of the foundation stone for the new capital in 2015 underscores the significance of this endeavour.
